Terms & Conditions

Tenancy
Tenancy shall be for the period of the dates agreed only. The apartments will be cleaned to a high standard for tenants' arrival and we would expect them to be in the same condition on their departure.

Check-in/Check-out
Check-in time is 14.00h and check-out time 12.00h, in order to facilitate the cleaning of the apartment after the departure of previous guests and prior to the arrival of the next guests.

Early Check-in / Late Check-out Policy

Early check-in and/or late check-out is possible, subject to availability and fee:

  • Up to 2 hours from check-in/check-out times, no extra charge
  • From 2 to 6 hours from check-in/check-out times, 25% of the daily rate will be charged
  • Over 6 hours from check-in/check-out times, 100% of the daily rate will be charged
  • Storage of bags for safe-keeping is available at 15 EUR surcharge.
     

Community Rules

In the interest of all tenants, guests will be required to adhere to the general rules of the Community in relation to noise, litter and use of communal facilities such as the elevator.


Breakdown in Services

We cannot accept responsibility for breakdowns in public services which are outside our control. These include electricity supply, water supply and the elevator malfunction. Every effort will be made, however, to rectify problems that should arise, so we kindly ask you to inform us of any such problems.

The use of the accommodation, grounds, equipment or other amenities is entirely at your risk and we accept no responsibility for any injury, loss or damage to guests personally, their belongings or vehicles


Damage

In the event of any damage to the apartment, accidental or otherwise, we reserve the right to charge the cost of replacement or repairs to the guest's credit card and according to the inventory list with prices provided in each apartment.


Keys

When leaving the premises, please make sure to return all sets of keys, otherwise there will be a charge of 50 EUR to change the locks and for new keys.


Washing and cleaning

Fresh bedding and bath towels will be supplied on a weekly basis. We do not provide washing or dry-cleaning, but we can recommend reliable local service.

Weekly and final cleaning of the apartment are included in the price. Additional daily cleaning can be arranged for 30 EUR.


Payment

In order to confirm the reservation a deposit of 15% of the full amount is required. In the event of cancellation, this amount will not be returned. For further information on cancellations, please see our cancellation policy below.

Payments can be made either by credit card or bank transfer, but in either case, a credit card must be provided as a security. For payments made by credit card, the deposit will be charged upon receipt of the credit card information and the balance payment will be charged upon your arrival. For payments by bank transfer, the deposit must be sent to us within 3 days from the time you send us your booking form and the balance payment must reach our bank account 24 hours prior to your arrival, unless a credit card is provided as means of security, in which case the balance payment can me made upon arrival.


Discounts

A discount of 10% will be granted for consecutive stays of over 15 nights.

For last minute bookings made less than 24h prior to arrival, we grant you the following discounts:

  • For stays over one night > 7% on the entire duration of the stay
  • For stays of only one night > we wave our minimum two night charge
     

Cancellation policy

In the event of a cancellation the deposit will not be returned and the following charges will apply:

  • For cancellations made more than 48 hours prior to arrival 50% of the full amount of the stay will be charged
  • For cancellations made less than 48 hours prior to arrival the full amount of the stay will be charged
  • Failure to notify of the cancellation or no show will result in the full rental charge
